Noida Opens Door To High-Density Development Along Wider Roads
What Happened
The Noida Authority has adopted the Model Building Regulations, 2026, removing the existing 3.5 maximum FAR cap for group-housing plots along roads at least 45 metres wide. The change could allow significantly more floor space and taller developments on qualifying plots. However, developers will still need to comply with setback, fire-safety, aviation-height and structural-safety requirements. A committee comprising officials from Noida, Greater Noida and Yamuna authorities will examine implementation issues.
Key Takeaways
The rules could accelerate Noida’s shift toward vertical, high-density development, but experts warn that additional population and construction will need matching upgrades in traffic, waste management and other civic infrastructure.
